some worries and concerns, especially if it is your first
purchase of Spanish Property, so we have listed some of the most
frequently asked questions that are asked.
We have been wanting to purchase a property abroad for
some time now, and have noticed that the prices are increasing
fairly rapidly. We will not be in a position to buy our property
for another six months or so. Can we do anything to hold the prices
as they are now?
Generally yes you can. Although each individual company will
operate individual policies, it is usual to be able to pay a
deposit to secure the price of a new build property. New
Builds will have stage payments which will be discussed with you at
the time of purchase, so often after the first one or two payments
the balance can be paid at a later date. This is not so easy
with a resale property, although it is always worth discussing this
with your agent. Do bear in mind that if for any reason
you decide not to proceed then the deposit is
non-refundable.
Prices can and do change rapidly in all areas, and any property you
may see now could have either been sold, or have increased in price
within a few months. The price is not guaranteed until the
contracts have been signed, and the deposit paid, so you really
need to keep upto date with prices.
Are there other fees to pay out when we
purchase?
There are various fees to pay on your purchase. Please check
with the agent, but we would suggest that it will be around
10% of the purchase price for property to buy in Spain. This
is only a rough guide, and the amounts relevant to your own
purchase will be explained to you before you buy.
We have heard all sorts of stories about foreign legal
systems. Will we be helped with this? Spain has a
different legal system to that in UK. It is generally part of the
package that advice is given to you. We would always recommend that
you employ a solicitor in the country in which you are buying your
new property - as they will know the law in their own particular
country better than anyone. Try not to use the same lawyer as
the developer uses, it is always best to go for an independant
lawyer who is only advising you.
We would need to sell our UK property to assist our
purchase. How would we proceed?
As explained in the previous answer, in order to go ahead with your
purchase of a new property, you would have to have about 40-50% of
the purchase price available within about 30 days of signing the
contract (the exact figures and times do vary between developers).
The balance would be payable on completion. If your finances are
not arranged to do this, the other option would be to sell your UK
home first and then either rent in your chosen country, until you
found the right property, or alternatively you could concentrate on
buying a re-sale as they are generally ready to move into in about
30 days or so. You may find it helpful to visit the area yourself,
as a self traveller, and you can then arrange to view both the area
and properties. Prices do change rapidly, and any property you may
see now could have either been sold, or have increased in price
within a few months, so you really need to keep upto date with
prices. Really you need to keep in close touch with any
agent you use, as they will be able to keep you updated with prices
and availability of property for sale in the town or village you
have chosen for your property investment.
We would like to use our property for family holidays,
but let it out when we are not using it. Is this
possible? Yes, but again ask your
agent. Countries such as Spain, Portugal, Bulgaria
etc are very popular holiday destinations, and this is quite a
common way for clients to cover their outgoings (like electricity,
gas, water, and the equivalent of our community charge).
There are lots of companies offering properties for sale in
Spain. Do they all offer exactly the same?
You really need to be happy with the person you are dealing
with. Some companies just offer minimal support, while others
offer a complete 'hand-holding' service. It is best to visit
several sites and speak to several agents. We are both
retired and on State Pension. Can we have this paid to us while we
are in our holiday home? Yes, in most cases it can
easily be arranged for your pensions to be paid directly into
your Spanish bank account.
